SUAC CAPEX UPDATE

SUAC has received many inquiries/ complaints/ suggestions with regards to our capital expenditures. While we will be distributing a circular on this matter shortly, we would like to provide a brief update on the matter. It is indeed very heartening to see the passion in our residents on these matters. SUAC has taken all suggestions / complaints into account and has revised its capex plans. After all, SUAC is a committee of the residents, for the residents. We hear you loud and clear. After 3 long nights of meetings, we came to the conclusion that we must reduce our capital expenditures without sacrificing the effectiveness of our plan. As such, we have concluded that:

1) We will only build 2 guard houses instead of 3. The third guard house at JSP 5/5 (off phase 1) will not be built due to the lack of power supply availability and its proximity to the TM Box. We will attempt to close this entrance permanently although this will pose challenges of its own.

2) SUAC will reduce the number of CCTV’s installed corresponding to the reduced number of guard houses.

3) SUAC will proceed with the installation of 2 manual boom gates.

4) The purchase of walkie talkies will be paid for by the surplus of December’s collection.

As such, our revised capital expenditures are as follows:

As you can see, we have cut our expenditures by approximately 40%. SUAC wishes to thank you for your feedback. On the touchy of donations, SUAC is appealing to your generosity for the building and installation of the said items. While many residents and committee members have been very generous with their contribution of RM100, other residents are unable to afford the extra contribution. SUAC understands that while some residents are in a position to contribute while others may not. Also, some our residents being tenants have voiced their objection to such additional contributions. Your contribution goes toward making Seri Utama safe. Look out for our next circular in the next couple of days. Thank you!

  1. GREAT ! thank you for the details and just to clarify, proceeds for Jan-Mar 2010 insufficient to meet to RM21750 capex ? Can you also share with us, how many guards are patrolling phase 2 and 3. Also how many additional guards to mend the guard house ? thanks

  2. Our next circular will indicate that we are running at a RM740 surplus per month. This is insufficient for capital expenditures. We currently have 9 guards that patrol our streets. We will not man the guard houses 24/7 as it is an ineffective means of securing our streets. We will however implement a 24/7 sentry system IF we get the cooperation of the residents of phase 4. SUAC sees no point in staffing these entry points if we have to let everyone in anyways. SUAC is more inclined to convert the 5/12 entrance into a 'valid car sticker only' entrance which will enable us to at least cut down the number of open entry / exit points.

  3. I think it is an excellent idea to convert the 5/12 entrance into a 'valid car sticker only' entrance. Do we need approval from local council to do this?

  4. Actually, once we complete our registration as a RA which will be in a week or so, we will be able to implement such measures if we have the consent of 51% of our residents.

With regards to the conversion of 5/12 to a 'valid sticker entrance' only, we forgot to hightlight that building of the guardhouses will require approval from the authorities and this will take some time. With regards to the closure of 5/5 (off phase 1), the idea is good, the implementation may be subject to major objections from some residents.

  7. While awaiting for approval to build the guard house at 5/5, the present gurard house can be used temporarily at least during the upcoming CNY holidays.

  9. For security reasons, we will not provide maps on our blog or circulars. There is only one entrance / exit at 5/12. There are 2 entrances / exits at 5/5, one that intersects 5/1 and one that comes in from phase 1. Hope that helps.

  10. Dear SUAC, as for capex, please ask respective street reps to collect RM50 from each member to prevent further delays so that security will be improved soonest possible. I am sure members would agree as new members have already paid up Nov10-Mar11 and additional RM50 will not bite. Thanks

  11. To the committee members:

    Good day to all of you. First, I like to take this opportunity to thank and congratulate all of u for your hard and countless effort to "upgrade" our township and became an approved residential association.

    With this status, it meant seri utama will become one of the pioneer township in KD to have obtained such status, looking forward we may be able to see further improvements such as security and harmony living-hood.

    However, to my notice and own experiences, I am very sure that this probably not my own experiences but probably faced by other neighbour-hood too that we might see lot of home-pets running around without owner "guidance" to purge at our garden without proper attention, knowing that this pose lot of hygenic issues and also personal irritation, particularly for those who not only love to have good security, but also a reasonably clean township.

    Imagine if outsiders or even those like to have evening or morning walks at our pathway or garden parks, we would see "doggies/ketty shits" lying around that we see walkers walking avoiding those "traps" or "mines".

    Worst, we see owners that bring out their pets morning/evening exercises, ignoring what their pets have done damages to our gardens, being made their undue consideration and ignorance to pee or purge at neighbours' outside gardens knowing that the neighbour owners are also watching them!!! They may think "who cares", let the rain wash them away. Or this is bio-natural cycle as though we live in the jungle.

    I personally requested or urge the honorable committee members to insert this concern on the forthcoming circulars, hopefully, they would be more understanding and please be more environmental friendly. NOT that difficulty to bring their own plastic bag or even newspapers to "bungkus" that into dustbin.

    Sometimes, I wonder these neighbours have their own home education to educate their pets into where can do it, otherwise, do it in their own home toilets, making more sense since they are less-hardworking people around...

    Thks for your kind attention, it has been really annoying but to us, we just can only "shake" our head whenever we see such incidents.
